The sales of manufactured homes have increased tremendously since 2021 and it doesn’t look like it’s letting up anytime soon. Let’s take a look at some 2022 manufactured home housing trends and make some analysis.

2020-2022 Manufactured Home Housing Trends

Now that FRED (Federal Reserve Economic Data) has included manufactured home data, we can analyze what’s available and see trends going forward. Separating the manufactured home data from single-family stick-built homes is important for seeing pricing data differences such as including and not including land value.

In February 2022, we saw an all-time high average sale price of $87,700 which is a large jump up from any year prior to 2020.

  • 2014: $48,000
  • 2015: $48,400
  • 2016: $50,000
  • 2017: $53,400
  • 2018: $57,100
  • 2019: $55,700
  • 2020: $63,500
  • 2021: $81,700
  • 2022: $87,700

The forecasting trends for 2023 and beyond are all over the place. No one really knows what will happen next. The market could crash down to pre-2020 levels or it could continue to climb to 150% by 2027.
